1. Who this is between
"We" and "us" are EvolvLabs, LLC. "You" are the company that opens a TenantLogix account and the people it gives logins to. If you accept these terms for a company, you confirm you may do so on its behalf.
2. What TenantLogix is
Software for managing commercial buildings: leases, tenants, rent, work orders, documents, notices and owner statements. You enter the records; the app computes the rest. It is not legal, tax or accounting advice, and it does not replace your accountant or your lawyer.
3. Your account
You need an email address and a password of at least 12 characters. Keep the password to yourself. You are responsible for what happens under your logins, including the people you invite. Tell us at once if you think a login was misused. You must be 18 or older, and you may not use the service to break the law.
4. Free trial
A new company gets thirty days of the Manager plan free, with no card. When the trial ends the company goes read-only: everything you entered stays, you can still open, print and export it, and it becomes writable again the day you choose a plan.
5. Plans and payment
Plans are priced per building, as shown on the pricing page on the day you choose one: Landlord, Manager or Portfolio, monthly or yearly. A yearly plan is ten months' price for twelve. Until card payment is available inside the app, we invoice you by email and switch the plan on the day you ask. Prices can change; we tell you at least thirty days before a change touches your plan.
6. Cancelling
You can cancel at any time by writing to hello@tenantlogix.com. A monthly plan runs to the end of the month you paid for. A yearly plan runs to the end of the year you paid for; the unused months are not refunded. When the paid period ends we close the company. Export what you need before then.
7. Your data
The records you enter, the files you upload and the figures the app computes from them are yours. We use them only to run the service for you. You can export the rent roll, ledgers, reports and the audit trail at any time from inside the app.
Fourteen days after a company is closed, whether by cancellation or at your request, we delete its records for good. Copies may remain in our backups for up to seven days after that. Account records (an email address and the times someone signed in) are kept as long as the account exists.
Where the law treats you as the controller of the personal data you enter about your tenants, owners, vendors and staff, we process it for you under these terms and the privacy policy.
8. Our data
The software, the site and the name TenantLogix are ours. You get a right to use the service while your plan or trial runs. Do not copy, resell, scrape or reverse-engineer it, and do not run it for a company that is not yours without a plan of its own.
9. Acceptable use
Do not upload anything you have no right to hold, send notices you have no right to send, or use the service to harass anyone. Do not try to reach another company's records or to test our security without asking first. We may close an account that does these things.
10. Availability and support
We aim to keep the service up around the clock and to answer email at hello@tenantlogix.com on business days. We do not promise a specific uptime, and we may pause the service briefly for maintenance. Where we can, we tell you first.
11. What we do not promise
The service is provided as it is. We do not promise that it is free of errors or that it fits every lease. Figures the app computes depend on the records you enter; check them before you act on them. To the extent the law allows, we are not liable for indirect losses, lost profits or lost data, and our total liability to you in any twelve months is limited to the fees you paid us in those twelve months.
12. Changes to these terms
We may change these terms. When we do, we post the new version here with its date and, for a change that matters, we email the account owners at least thirty days before it takes effect. Using the service after that date means you accept the change.
13. Law and disputes
These terms are governed by the laws of the United States and of the state in which EvolvLabs, LLC is organized. If something goes wrong, write to us first; most problems are fixed by email.
