Buildings and suites are the two counts that matter. If you manage for other owners you need statements and CAM, which puts you on Manager. Extra buildings above a plan's limit are added per building.
A section that is not on your plan still shows in the app with a Manager badge and opens the plan page instead. Nothing you already entered is deleted when you move between plans; the records are there again the day you upgrade.

A building is one property record with its own address. A suite is one rentable space inside it, whether it is leased or vacant. A building with one tenant on the whole floor plate is one building and one suite.
Your company goes read-only. Everything you entered stays where it is and you can still open it, print it and export it. Pick a plan on the Billing page and it is writable again the same day.
Card payment inside the app is coming. Until then, choose the plan on the Billing page and we switch it on the day you ask and invoice you by email. Yearly is ten months' price for twelve months.
No. Monthly plans run month to month and you can stop at any time. A yearly plan is paid up front for the year.
Only if you want CAM reconciliation runs, owner statements, expenses and billbacks, the leasing pipeline, inspections or the vendor portal. Landlord has the leases, the ledger, work orders, documents, compliance, notices and the tenant portal. In the app you are recorded as the owner of your own buildings, which takes a minute on the first one.
On Manager and Portfolio each building above the limit is added at $10 or $8 a month. On Landlord the fourth building means moving to Manager. The Billing page shows your count against the limit before you add one.
No. Tenant, owner and vendor logins are free on every plan. Only staff logins count, and only Landlord has a limit on them.
